At our core, Rental Beast is a rental listing database comprised of off-MLS listings (FRBO listings!) Not sure what FRBO means? Think of FSBO (For Sale By Owner) but on the rental side. In your area, we may also have a partnership with the local MLS, so you will see MLS rental listings and off-MLS listings. Truly a one-stop shop rental listing database. 

Every listing that has a “Rental Beast Reviewed” tag means we talked directly to the owner, landlord, or property manager to ensure the listing is active and to get every possible detail we can about the listing–including detailed pet and parking specs, any renter concession specials (free rent, waived application fees etc.) We also collect agent commission information and the steps needed to collect commission. You won’t find higher quality listing information anywhere else!

Using the MLS as your main source of available rental inventory means that, at best, you are cutting out 50% of your available commission by cooperating with another broker. Searching the Rental Beast Database

Easily search our listing database by city, town, neighborhood, or even zip code. You can even run a more specific search by building name or owner name. You can change the type of search you want in the dropdown menu next to “Search by:”

Step by Step:

  1. Log into Rental Beast (www.rentalbeast.com).
  2. Click the “Search” tab.
  3. Select the desired “Search by” type.
  4. Input desired search criteria.
  5. Click the blue “Search” button.

The different “Search by” types:

  • “Multiple Locations”: Search by city or neighborhood. Start typing in the city or neighborhood you want to run a search for, then select your desired city or neighborhood from the auto-populated results in the dropdown.
  • “Single Location”: Search for listings in just one city, neighborhood or zip code.
  • “Free Search”: The lease specific search type. Type in a city, neighborhood, zip code, street name, or address and any listings with the search in the listings location information will populate. 
  • “Specific Address”: Search by the specific address of a listing.
  • “Owner / Agent / Mgmt. Co”: Search by a specific owner’s name, agent’s name or by building name.

 

Searching for FRBO Rental Listings

You can easily filter our database of rental listings to see only Rental Beast reviewed listings, or in other words, only FRBO listings. 

Step by step:

  1. Log into Rental Beast (www.rentalbeast.com).
  2. Click the “Search” tab.
  3. Select the desired “Search by” type.
  4. Input desired search criteria. 
  5. Click the “MLS/Agency Filter” dropdown and select “Exclude MLS”.
  6. Click “Search” button.

 

Finding FRBO Listings That Pay a Commission

Some FRBO listings are willing to pay an agent a commission fee if a lease is signed. You can easily filter our database of rental listings for only those that are paying a fee, and you can even search by a minimum commission.

Step by step:

  1. Log into Rental Beast (www.rentalbeast.com)
  2. Click the “Search” tab.
  3. Select the desired “Search by” type.
  4. Input desired search criteria.
  5. Click the “Owner Pays Fee” dropdown and select “Yes”.
  6. Click the blue “Search” button.
  7. Input a dollar amount in the “Min. Agent’s Commission” field to filter listings above a certain dollar amount of commission.

 

Finding FRBO Listings That Pay a Minimum Commission

You can see how much commission a listing is paying on either the “List View” of the main search page, or by clicking into the listing and viewing on the listing detail page. 

View on Main Search Page:

  1. Log into Rental Beast (www.rentalbeast.com).
  2. Click the “Search” tab.
  3. Select the desired “Search by” type.
  4. Input desired search criteria.
  5. Click the blue “Search” button.
  6. Right below the search filters change your view by clicking “List View”.
  7. On the right side of the page “Display Options” and ensure “Owner Pays” and “Broker Fee” are selected. Then hit “Apply”.
  8. Both “Owner Pays” and “Broker Fee” will be new columns on “List View”.

View on the Listing Details Page:

  1. Log into Rental Beast (www.rentalbeast.com).
  2. Click the “Search” tab.
  3. Select the desired “Search by” type.
  4. Input desired search criteria.
  5. Click the blue “Search” button.
  6. To access the listing details page:
    1. When in “Detail View”, click on the listing picture.
    2. When in “List View”, click on the listing row.
  7. Under “Apartment Information” find “Owner Pay” and “Owner Pay Amt:” for the agent commission.
