Setting Up Lead Filtering & Lead Intake

Agents using the Rental Beast system have the ability to filter incoming rental leads by location, minimum rent, and other factors. Agents also can use our system to set up automated responses to client inquiries.

Setting up your Lead Filtering

Leads are important, but getting the right leads for your business is even more important. You can filter your leads by minimum rent, zip code, and even days until move-in. Be careful, the more specific you make the lead filters, the fewer leads you will receive. If you are not receiving the lead volume you want to see, try adding more zip codes (at least 15 zip codes is recommended) and loosening the other filters.

Step by step:

  1. Log into Rental Beast (
  2. Click on “Settings”
  3. Switch “Lead Filtering” to “on”
  4. Input your desired parameters
  5. Click “Save Changes”

Setting up your Lead Intake

Contacting the lead ASAP after acceptance will increase your chances of converting them from a lead to a client. To help with immediate lead contact, use the Lead Intake tool to create a customized “Welcome Email” that will be automatically sent to your lead upon acceptance. Even set up a “Reminder Text” so you don’t forget to contact any recently accepted leads!

Step by step:

  1. Log into Rental Beast (
  2. Click “Settings”
  3. Switch “Lead Intake” to “on”
  4. Check off “Welcome email to lead” and input criteria. Customize the “Welcome Email” under “Advanced Settings”
  5. Check off “Reminder text to myself” and input desired criteria
  6. Click “Save Changes”
