For a Private Owner or Landlord
It will depend on the individual private landlord or investor if they have specific showing or application instructions. This information will be listed in the listing details for property, but our goal when setting up a showing is to confirm any specific showing or application instructions or provide options for the private landlord or investor.
Example of conversation where property owner has specific instructions:
Agent: “Thanks for taking my call! I am hoping to schedule a showing for your property at 123 Main Street, on the Rental Beast listing it says you are currently doing virtual showings only and using Skype to facilitate them, is that still correct?”
Landlord: “Yes Skype is the easiest. Does tomorrow at 10am work for a virtual showing?”
Agent: “That works well. If my client likes the unit and wants to put in an application, how can they do that?”
Landlord: “I use a paper application which I can leave at the property”
Agent: “Instead of using a paper application, would you be willing to use Rental Beast’s online application tool which is free for you to use. You will get a detailed financial history which includes their credit score and background information. Does this work?”
Landlord: “Yes, that sounds great.”
Example of conversation where property owner does not specific instructions:
Agent: “Thanks for taking my call! I am hoping to schedule a showing for your property at 123 Main Street, does 3pm tomorrow work well?”
Landlord: “Yes 3pm works well. I will be at the property then. Are you planning on coming to the property?”
Agent: “I was hoping to facilitate the showing virtually by using FaceTime. My client and I could FaceTime you at 3pm and do a virtual tour.”
Landlord: “Sounds great!”
Agent: “Instead of using a paper application, would you be willing to use Rental Beast’s online application tool which is free for you to use. You will get a detailed financial history which includes their credit score and background information. Does this work?”
Landlord: “Yes, that sounds great.”

For a Managed Building
As the property is professionally managed, they will have certain showing instructions that need to be followed. Our goal is to confirm a property’s showing instructions, set up an appointment time, and confirm commission instructions.
- Set up an appointment time:
- “Glad to hear FaceTime can be used for the virtual showing. Does tomorrow at 3pm work? If so, I will call you at XXX-XXX-XXX with my client already on the line.”
- Confirm the properties showing instructions:
- “In the Rental Beast listing it says FaceTime can be used for a virtual showing. Is that still the case? My client is not the most tech savvy so FaceTime is the easiest for them. Also, do I need to pre-register my client?”
- Confirm if the unit is vacant:
- “Is the unit currently vacant or will the virtual showing be done with tenants in the unit?”
- Confirm crucial aspects of the property:
- “My client has a small dog and needs off-street parking. I see on the listing that small dogs are allowed for an additional $25 a month and that parking is available in a garage, can you please confirm this is correct?”
- Confirm commission and payment instructions:
- “To confirm, you are currently paying out 50% of one month’s to agents? Great! I will ensure my applicant puts my name down on the application.”
Remember
Always try to see the property using a virtual showing with FaceTime, Skype etc, versus a pre-recorded video from the building. You don’t control the quality of the video, so it may not be the best!
